Company: Argo Kauppatoimisto Oy (hereinafter “the Lessor”)
Applicable to: All short-term lease agreements made via Airbnb or other rental platforms.
1. Application of These Terms
These terms and conditions apply between Argo Kauppatoimisto Oy (“Lessor”) and the guest who has rented an apartment or property (“Client”), including all persons staying in or visiting the property. The Airbnb terms also apply to the reservation and performance of the rental.
2. Formation and Validity of the Agreement
The rental becomes binding on both parties upon booking confirmation through Airbnb.
- After booking confirmation, these terms are delivered to the Client via Airbnb messaging or email.
- The Client has one (1) hour from delivery of these terms to cancel the booking if they do not accept the terms.
- After the 1‑hour cancellation window expires, the lease agreement is considered fully accepted, even without a separate signature.
- The short‑term lease is fixed‑term. The Finnish Act on Residential Leases does not apply unless otherwise agreed in writing.
3. Client’s Responsibility
The person who makes the booking is primarily responsible for all obligations and damages arising from the agreement. That person must ensure that all guests and visitors are aware of and comply with these terms, house rules, and any instructions from authorities.
4. Identification and Key Handover
- Argo Kauppatoimisto Oy does not require a copy of the Client’s ID before key handover.
- However, the Client must provide correct personal information (name, phone number, email) when making the reservation. Failure to do so may result in keys not being handed over, but this does not cancel the Client’s payment obligation.
- The Lessor reserves the right to refuse key handover if the Client appears intoxicated, is causing a disturbance, or is likely to violate these terms. In such a case, the full rental price remains payable.
5. Payment and Late Payments
- The Client must pay all agreed fees according to the due dates shown on Airbnb or any invoice sent by the Lessor.
- For overdue payments: Late interest follows the Finnish Interest Act (7% reference rate + 7% for consumer defaults).
- A €5 processing fee will be charged for each payment reminder.
6. Obligations During the Stay
The Client agrees to:
- Use the property only for ordinary living and dwelling.
- Not sublet or transfer use of the property to any third party without written permission.
- Take good care of all furniture, equipment, and the property itself.
- Not cause any disturbance to neighbours. Follow house rules, authority instructions, and all laws.
- Not smoke anywhere inside the property or common areas of the building.
- Not bring any animals into the property (no pets or domestic animals).
- Not burn candles, tea lights, or any open flame in the property.
- Not hold parties without separate written permission.
- Not make copies of keys or share door codes with third parties.
- Turn off lights, electrical appliances, and water taps when leaving. Lock doors and close windows.
- Keep common areas tidy.
7. Contractual Penalties (Fixed Amounts)
If the Client violates these terms, Argo Kauppatoimisto Oy has the right to charge a contractual penalty of €500 per violation for the following acts:
- Damage to furniture, fixed furnishings, or property parts (damage value between €100–€500).
- Bringing an animal into the property without permission.
- Violating house rules or disturbing neighbours, leading to police, neighbour, or housing company contacting the Lessor.
- Smoking in the property (smell detectable after departure).
- Holding a party without written permission.
- Allowing unauthorised persons to enter the property.
- Calling the Lessor or a representative to open the door (unlock fee).
- Loss of keys (€500 penalty plus actual replacement cost).
For damage under €100 or over €500: The Client must pay full compensation for actual repair or replacement, plus the €500 penalty if the act is listed above.
8. Client’s Personal Items
The Lessor is not responsible for any personal items left behind in the property or common areas.
9. Lessor’s Right to Access
The Client must allow the Lessor, a representative, or the housing company to access the property for condition inspection or maintenance. If services ordered by the Client require a visit, advance notice may not always be possible.
10. Compensation for Damage and Loss of Income
The Client is fully liable for any damage caused intentionally, negligently, or accidentally to:
- The rented property, its furniture, or equipment.
- Other premises used by the Client.
- Third parties or their property.
The Client must also compensate the Lessor for loss of income if the property becomes uninhabitable due to Client‑caused damage. Loss of income is calculated based on the average income for the same period in the previous year, or the Lessor’s best estimate.
The Lessor is not liable for personal injury or property damage occurring in the property, except as required by mandatory law.
11. Reporting Damage
The Client must immediately notify the Lessor of any damage to the property (email: argo@kauppatoimisto.fi). Neglect of this duty makes the Client liable for resulting additional harm.
12. Force Majeure
Force majeure includes, but is not limited to:
- Water damage, fire, accident, natural disaster.
- Strike, lockout, or other labour dispute.
- Interruption of energy, water, sewage, or heating.
- Internet or network outage.
- Maintenance or repair work by a third party.
- Strikes in local transport that affect access to the property.
- Extreme weather typical for the region (e.g., heavy snowstorms, flooding, storm damage).
In case of force majeure, the Lessor is released from all obligations. No refund or compensation is due to the Client. Force majeure affecting a subcontractor or partner of the Lessor also applies.
13. Client Communication & Marketing
The Lessor may communicate with the Client electronically about the rental and lease relationship. Such messages may include marketing. The Client may opt out of direct marketing by writing to argo@kauppatoimisto.fi.
14. Lessor’s Right to Terminate Immediately
The Lessor may terminate the agreement immediately and remove the Client from the property if the Client:
- Fails to pay fees.
- Transfers use of the property without permission.
- Causes a disturbance or damages the property.
- Violates house rules or authorities’ instructions.
- Conducts illegal activity on the premises.
- Uses the property for non‑residential purposes or brings unapproved persons.
- Violates these terms in any material way.
Upon termination, no refund is given, and the Client remains liable for all remaining payments under the agreement.
15. Severability
If any part of these terms becomes invalid due to a change in law or official order, the remaining terms stay in full force.
16. Governing Law and Dispute Resolution
These terms and the lease agreement are governed by Finnish law.
Any dispute arising from the agreement shall be resolved exclusively in the District Court of Helsinki.

By keeping this booking after the 1‑hour cancellation period, you confirm that you have read, understood, and accepted all the above Terms and Conditions of Argo Kauppatoimisto Oy.
